How to aquire a home?

Have you ever wondered how to buy a home? , or in our example, how can a notary in Mazatlán help me buy a home? This is not an easy topic, we are all excited to know that we will soon obtain an estate, but first, it is necessary to have a good notary.
The purchase of a home is one of the most delicate and important transactions that can be made, so it is of the utmost importance to seek the protection of our assets in all aspects, especially the legal sector. Despite this, the percentage of homes that are properly registered is low.
Fulfilling this type of obligation is the only way to be certain about the ownership of the property and, likewise, it is also a way to prevent possible fraud. According to the specialists, the way to fulfill these duties varies depending on the modality under which the property is purchased, either through a mortgage or cash loan.
In the case of acquiring a property in cash, the first step is to select the only person with the power to handle certain specific real estate transactions: a notary, who must review the documentation of the house and will request the Certificate of Freedom of Lien and corresponding certifications of non-debit of property, water, improvements, keys and cadastral value, in addition to requesting general documents from the seller and buyer to start the procedure. Once the corresponding procedures have been completed, he will summon you to sign your deeds.
On the other hand, there are homes purchased through a mortgage loan, for which the firm states that any mortgage loan must be processed with a financial institution, which will issue instructions to the notary once it has the information and reviews required by law. The notary will review and endorse the information and, once ready, will summon you to sign the deeds.
In this regard, the National College of Mexican Notaries indicates that among the documents required from the seller are previous property deeds, official identification, RFC, CURP, birth certificate, marriage certificate, divorce or death certificate, if applicable, proof of address, property and five-year water. On behalf of the purchaser, official identification, RFC, CURP, birth and marriage certificate are requested.
Once the deeds have been signed, by any of the purchase modalities, the notary enters the testimony in the Public Property Registry, concluding the writing process and issuing a notification stating that the deeds can be collected.
If you purchased a property without a notary in Mazatlán and you are not certain of its legal status, it is necessary to review your current situation. To do this, you will need to go to the notary with all the current information about the property.
